Melissa Feels North Texas's Widening Housing Affordability Gap

North Texas continues to grow, but home ownership is becoming increasingly difficult.

Frisco, a symbol of North Texas's growth, has seen its population soar from about 33,000 to over 200,000 in recent years. This expansion reflects a broader trend across the Dallas-Fort Worth metroplex, which now houses approximately 8.5 million residents and adds over 100,000 new residents annually. However, the surge in growth has also led to significant affordability challenges, particularly for first-time buyers and younger households.

The region's housing market has been driven by corporate relocations, with 119 businesses moving or expanding in 2025 alone. This influx has led to a dramatic rise in home prices, with the S&P CoreLogic Case-Shiller index showing a 156% increase since 2005.

The median home price in Dallas-Fort Worth is now around $400,000, while the typical monthly mortgage payment has risen by 82% over the past five years, outpacing income growth of roughly 26%.

As a result, many potential buyers are being priced out of the market. The affordability index from the Texas Real Estate Research Center indicates that fewer median-income families can qualify for median-priced homes.

Rising home insurance premiums and elevated mortgage rates have further strained the ability of families to secure affordable housing, pushing many to seek homes in smaller towns like Celina and Prosper, which are experiencing rapid growth themselves. Frisco is located about 17 miles southwest of Melissa.
