X Capital, a developer based in Texas, has initiated sitework for a 59,000-square-foot mixed-use development in Melissa. The site is situated in Collin County, approximately 40 miles north of Dallas. This construction marks the first phase of a larger 22-acre project designated as Melissa Park Village.

The initial phase includes three distinct structures. Two buildings will house 36,000 square feet of retail space. A separate two-story building will provide 23,000 square feet of flexible space intended for office or retail tenants. The project team has targeted the beginning of 2027 for phased deliveries across all three buildings.

Weitzman serves as the leasing agent for the Melissa Park Village site. In addition to marketing the retail spaces within the current phase, the firm is also promoting additional land on the property for future multifamily development. Further details regarding the timeline for the multifamily component were not provided in the report.
