One Mark Advisors LLC, led by 25-year-old Cameron Castaldo, is advancing plans for Vineyard Hill Estates, a residential project comprising 245 homes in Melissa. The development will sit on 65 acres located near Clemons Creek, which Castaldo acquired from Vineyard Hill Estates LLC on June 16 for an appraised value of $14.7 million.
Infrastructure construction commenced on June 17, with KFM Engineering & Design acting as the development consultant and engineer. The initial phase involves delivering 142 lots to homebuilders David Weekley Homes and K. Hovnanian Homes by next June.
Residences in the community are projected to range between 2,200 and 3,400 square feet. Average pricing is estimated at approximately $550,000, although final costs will depend on market conditions. The first homes are anticipated to open to buyers in late 2027.
